It is more important than ever for social housing landlords to be pro-active in identifying and resolving health issues in tenants’ homes.

Awaab’s Law requires emergency reports of health hazards to be actioned within 24 hours. The Regulator of Social Housing (RSH) conducts regular inspections, and can issue high fines and enforce deregistration of wayward landlords.

It’s why our team of experts identifies and tackles the root causes of damp and mould, and aim to get disrepair issues fixed quickly and amicably.

By working with our Damp & Disrepair team, you can prevent falling foul of Awaab’s Law and you may improve your RSH Consumer grade, bridging the gap between you and your tenants.

Our Damp & Disrepair service provides tenant home visits where we’ll identify specific areas for improvement and provide recommendations for remediation.

Tenants who landlords struggle to connect with are often very receptive to our third-party support and impartial advice. We are able to prevent claim farmers by showcasing good practice, sympathetic communication and swift repairs.

The result is improved mental and physical wellbeing, and healthier, more comfortable homes – for the tenant to reside in, and for the landlord as part of their portfolio.

We follow up with the tenant two months later, to ensure our advice has been put into practice, and check if repairs have started on the reported issues.

Bassetlaw District Council

We have worked with Bassetlaw District Council since 2023 to identify and remedy damp, mould, and disrepair in their tenants’ homes.

The Council get thorough reporting so they can best support their tenants, including early identification of invisible damp. This pro-active approach helps to prevent complaints and falling foul of legislation.
